Condition Assessment, Design & Construction Management
of Asphalt Pavement Overlay Replacement (325,000 SF)
for Southridge Hills Development, South Brunswick,
NJ:
AEG conducted condition assessment and design of asphalt pavement at
Southridge Hills (SRH) Development in South
Brunswick New Jersey during April 2008. There is
approximately 325,000 SF asphalt pavement in the
development which includes Southridge Hills Drive,
Bard Drive (north & south) and the parking courts.
The scope of the assessment was to observe existing
condition of asphalt pavement, consider options for
repair/replacement, and present the findings to the
SRH Board with cost estimate of each option.
Asphalt pavement of all parking courts and roads
within the development was in fair to poor or in
poor condition. Asphalt surface had alligatoring,
random cracks (fine & wide), potholes and completely
deteriorated asphalt wearing course at a few
intersections. Overall the condition of asphalt was
worst at intersections and in parking courts.
Generally the grade/slope of asphalt was good. No
major water ponding was observed except areas where
asphalt wearing course was deteriorated.
AEG provided two options with cost estimates. AEG recommended that the
entire asphalt surface be milled, remove and dispose
the 1 ½" to 2" overlay (wearing course) and new
asphalt overlay be installed. It was recommended
that seal coating be applied two (2) years after the
asphalt pavement has been replaced to maintain the
surface and prevent early deterioration of asphalt
pavement.
AEG presented their findings to the community & board using a power point
presentation during an open meeting attended by
residents and the board. The presentation included
existing condition photographs, typical
deficiencies, both options with costs & recommended
solution.
AEG prepared bid document for asphalt replacement after Boards approval
of Report. AEG was retained by Board to provide
Construction Management Services for the project.
