Design, Construction Inspection & NYCDOB Approvals for
Interior Gut Rehab of Main Building at Bowery Bay
WPCP—Queens, NY for NYC Environmental Protection
(NYCDEP):
Main Building is a historic landmark, and the
assignment was undertaken in a record short duration
of time. Architectural and Interior design services
included, new interior layout and finishes,
structural, mechanical, electrical, and plumbing
systems including HVAC, electrical power and
communications, and sprinkler systems.
The A/E design work included:
- Demolition plan, new office layout in compliance with ADA requirements for
client approval.
- Preparation of base drawing for other discipline and provide coordination.
- Details for bathrooms, locker rooms, kitchen etc.
- Details for suspended ceiling, including the recommendation of lowering the
ceiling to save energy.
- Load rating of existing slab for new office load. Design new dunnage for
new AC unit at roof and developed details for new opening in slab for piping,
etc.
- Preparation of construction documents, obtaining construction permits from
NYC DOB
Mechanical, Electrical and Plumbing systems included:
- HVAC system consisted of roof units in combination with split units to
supply heat and air conditioning. New duct layout was designed per NYCDEP
requirements.
- New lighting system for the entire building included night lighting,
emergency and normal lighting from new power distribution panel.
- A new communication system included a dedicated telephone system and
wireless intercom system.
- The plumbing system included new domestic, sanitary and drains systems for
the entire building.
Design was based on NYC Building Code that included
Accessibility requirement, Means of Egress, Access
Travel Distance, Electrical, HVAC and plumbing.
Scope of services included:
Phase 1 – Review of Existing Documents & Field
Inspection;
Phase 2 - Schematic Design/Design Development;
Phase 3 – Development of Contract Documents;
Phase 4 – Obtain Permits from NYCDOB
Phase 5 - Construction Administrations /Controlled
Inspection;
Phase 6 – Close-out, including Obtaining the
Certificate of Occupancy
