Condition Assessment of Wood Decks at Southridge Hills, NJ for Southridge Hills Development in South Brunswick, NJ:

AEG conducted inspection of all (208) wood decks at Southridge Hills Development (SRH) in South Brunswick, New Jersey during March & April of 2008. Decks were of three different shapes & sizes. All decks had an upper and lower deck. Both levels serve as entrance to the residential unit. The scope of this inspection was to document deficiencies requiring repairs for which the SRH Condo Association/Board is responsible.

Decks consisted of wood deck boards (2"x6") supported on 2- 2"x8" wood joist @ 16" o.c. or 24" o.c. Floor joists were supported on 2-2"x10" wood beams at both ends. Wood beams on one end were anchored to the foundation wall of the building and the other end was supported on 4"x4" wood posts spaced @ 7'-0" ± apart. Wood posts were supported on 12" diameter isolated pier concrete footings.

All upper decks were tilting forward/down from the building due to probable settlement of the isolated concrete footing. It appeared that the footing settlement occurred in the past but there was no evidence of continued settlement and decks were structurally stable.

Typical deficiencies observed & documented:
  • Wood post (4" x 4") supporting the deck has a vertical split.
  • Loose floor boards/deck boards (2"x6")
  • Fascia board is separated from joists
  • Unsupported wood beam due to settlement of concrete footing
  • Railing post is loose at the upper deck
  • Disconnected/loose handrail at the upper deck
  • Missing top rail/handrail at the steps to lower deck
  • Loose wood steps at the entrance to lower & upper deck
  • Loose wood trim on top of low perimeter wall
  • Loose/broken handrail at entrance steps to lower deck

AEG provided a comprehensive list of all deficiencies with addresses and recommended repair procedure for each deficiency with associated costs.
