Condition Assessment of Various Buildings in NY for
Neighborhood Housing Services of New York City
(NHSNYC):
AEG performed condition assessment of buildings at, 2806 Church Ave.,
Brooklyn NY (3 story building) & 1012 Gates Ave.,
Brooklyn NY (2 story building).
The intent of this inspection and report was to
assess the building, site and systems and to present
a schedule of anticipated replacement needs and
provide budget cost estimate (current value) for
each component. The inspection and report
established the extent and nature of repairs
required immediately, the estimated cost thereof, as
well as the anticipated life expectancy of each
component.
Building inspections include all exterior and
interior components such as façade, roof, stairs,
structure, doors, windows, finishes, electrical and
mechanical systems. Inspections for electrical
systems included building, site and exterior
security lighting; communication & security systems
– which includes CCTV system, intrusion alarm
system, panic switches, fire alarm & emergency
lighting systems.
Once the inspection portion of the investigation was
completed, the data was organized and analyzed so
that it could be compiled into comprehensive
presentation of our findings and a projection of
anticipated costs for carrying out the work.
In addition, AEG provided projected costs for
those components of the buildings, which have been
identified during inspection that would need to be
replaced during the normal course of operating such
a facility. Standards for projection of the various
life expectancies are taken from a combination of
professional/construction experience, and standard
cost estimating data.
